Senior Construction & Fixed Asset Accountant

Large publicly-traded Real Estate company located in West LA is looking for a Senior Construction and Fixed Asset Accountant. The Construction Accounting team is responsible for overseeing all aspects of budgeting, accounting, fixed assets and analysis for the Company’s capital projects.

Responsibilities include:

Fixed Asset Accounting
• Review monthly additions to the Yardi Fixed Assets module.
• Book depreciation and write-offs of fully depreciated assets.
• Reconcile the GL to Yardi Fixed Assets on a monthly basis.
• Perform analyses over depreciation activity on a monthly basis.
• Work closely with construction and development teams to ensure accuracy with the fixed asset entry points.
• Prepare Fixed asset budgets/reforecasts.
• Prepare quarterly disclosure to provide to external financial reporting team including balance sheet flux analysis, fixed asset analysis and others.

Joint Venture Accounting
• Obtain monthly percentage complete estimates from Construction team on their projects.
• Book monthly accruals.
• Prepare monthly and quarterly JV capex reports.
• Review monthly reports with Asset Management & Construction.
• Assist with the preparation of monthly and quarterly journal entries.
• General accounting and monthly recurring entries.
• Initial budget input / job setup into Yardi and identify when budget increases and additional required approvals are necessary.
• Tenant Improvement monitoring including updates to meeting materials.
• Familiarity with real estate lease language and an understanding of the work letter as it pertains to tenant improvements.
• Maintain project information related to all project data.
• Assist with monthly and quarterly reporting.
• Assist in the performance and maintenance of monthly, quarterly, and annual roll-forwards of Construction and Development projects and fixed assets.
• Assist with Corporate requests including auditor requests, internal testing, and other special projects.
• Responsible for all construction and development level accounting functions.
• Adhere to the Company’s Construction and Development Accounting Policies and Procedures and comply with SOX control activities.
• Assist in quarterly review and testing of pertinent SOX controls.
• Ability to review current accounting processes and collaborate on new productive ways to improve and enhance current systems.

Requirements include:

• 3 – 5 years of relevant accounting experience.
• Must be self-directed, motivated and logical in problem solving; well organized with attention to detail.
• Prior experience accounting for construction and development projects, and ability to manage high project volume.
• Prior experience with accounting for fixed assets.
• Commercial real estate experience preferred.
• Joint venture accounting preferred.
• Proficient in Word, Excel, and Yardi required.
• Must be able to travel out of town occasionally.
